CW has assisted many landowners with their participation in the Mass Conservation Land Tax Credit Program. CLTC reimburses up to $75,000 to donors of Conservation Restrictions that protect land deemed to be of conservation significance by the state Executive Office of Energy and Environmental Affairs. Two of the most noteworthy projects were the recent gift of 9 beautiful acres in Southampton by 100-year old landowner Ted Hendrick, and the gift of a 6-acre restriction valued at more than $6 million in Chilmark, Martha’s Vineyard, by owners Lisa Eddy and Peter White.

Providing a complete range of assistance with Conservation Restrictions and in-fee title transactions, from the initial negotiations to the closing, including coordination of multiple partners, Baseline Document Reports, funding arrangements, and compliance with federal, state, and local requirements.

Monitoring Conservation Restrictions & Agricultural Preservation Restrictions

Completing full Baseline Documentary Reports and carrying out property inspection and monitoring to determine initial conditions and changes or violations in property protected by conservation ownership, Conservation Restriction, or Agricultural Preservation Restriction.

Prepare applications to the Massachusetts Executive Office of Energy and Environmental Affairs for property owners seeking the Massachusetts Conservation Land Tax Credit for the donation or bargain sale of conservation land. Assistance includes facilitating all aspects of the land transaction including documentation of natural resource value(s), property appraisals, closings, and communications with tax specialists and attorneys.
